Hello,

we, Monique Kandakji and Majed Taza, living at 1154 Wilson Ave #1017 are writing to you to let you know our objection of this sub-metering.



We object to sub-metering for several reasons:

1- it is not in our contract, rather it indicates that the landlord will pay all utilities including electricity. If the landlord claims it is in the contract, then it is not written in clear terms at all. We have been at this building for 15 years, but at this particular 3 bedroom apartment for 5 years.

2- we are not given a proper deduction of rent. A one bedroom apartment, meant for 1 or 2 persons, is given $35 dollars reduction in rent and we are in a 3 bedroom with 5 persons, given only $50 reduction!

3- the building has not changed all electricity and appliances to energy savers. Our fridge and stove are not energy saver appliances and the landlord should change them. Light bulbs were never provided as energy savers either.

4- the building itself is not saving energy properly. It is not clear if we have to pay for electricity that the building spends such as on elevators, garage lights, laundry room. If we have to pay a fraction of that, then we definitely object even more as we already have to pay for the laundromat every time we use it! Why should we pay that fraction of electricity? What if we do not use the laundromat facility in the building but use private cleaners? why should we pay for that electricity?



Mainly our objection is to the unfair reduction in rent that does not cover our electricity usage and we are very conservative. If the reduction was fair, then it would be a different story.



We would prefer an oral hearing where tenants can participate actively but we hope you can voice our objection.

We would appreciate getting the results of the hearing,
